When will the Resort be completed?
Subject to sales, completion of construction is anticipated around end of 2006 / early 2007.

Is this concept like Time Share?
No. Silverwater Resort is unique because you own your own unit, which you can rent anytime you wish. This is unlike most traditional resort developments where you are only able to use your apartment for 2 - 4 weeks per year.

Is my apartment covered by normal builders warranty insurance?
Yes. Any builder working on the site will be a registered practitioner as required by the Building Act. Builder's warranties will be provided to purchasers at settlement.

Are there any restrictions on repainting external or internal walls a different colour?
All external walls are controlled by the Body Corporate to ensure a high standard of visual uniformity in the resort complex. If you wish to rent your apartment then repainting the internal walls is not an option.

Is this Resort built to energy efficiency standards?
Under the Planning Permit we must achieve a 4 to 5 Star energy efficiency rating. Our architects have incorporated this into the designs.

Am I able to purchase an extra car park?
No, however there are 100 car parks available for visitors and guests. As well, one car park has been pre-allocated to each 1 & 2 bedroom dwelling and two spaces allocated to all 3-bedroom dwellings.

Are the sports activities such as the gym and pool supervised?

No.

Is there a speed limit within the resort?
Yes. There is a limit. This will probably be set at around 20kph.

Can I bring my pets with me?
Due to the regulations of the Planning Permit, no pets are allowed.

Do I have to make my apartment available for rent?
No. It is entirely up to you to make the decision about if and when you would like to make your apartment available for rent. To achieve the substantial tax deductions, it is recommended that you do, as the tax deductions are proportionate to the number of days your dwelling is available for rent, as distinct from actually being rented.

Are there restrictions on how many times a year I can stay in my apartment?
No. You can stay every weekend or holiday that you would like. However, it is recommended that you do not make Silverwater Resort your primary place of residence.

What percentage of rent do I get when my apartment is rented?
You will receive all rental monies less a normal management fee (12-15%), and cleaning charges.

Do I have to own my apartment for a certain period of time before selling?
No.

Are there restrictions on who I can sell to and am I obliged to use a specific Real Estate Agent?
There are no restrictions on who you can sell to and you can choose any registered agent to represent you.

What storage facilities are available on site?
In each apartment there is an Owner's Store where you can put your personal belongings when you rent.

What on site security is provided?
On site resort management will provide security as required. Buildings with central lobbies have a security system linked to each individual apartment from the Lobby.

Can I bring my own furniture?
All apartments have been fully furnished with attention to detail and quality furnishings and finishings to ensure a comfortable and inviting atmosphere. If you are going to be offering your apartment for rent, it is important that these furnishings are always in place. If you would like to have some of your favourite things in the apartment they should be stored in the owner's store.

Are there any golf courses in the area?
Within walking distance of Silverwater Resort and situated off Potters Hill Road, Bass Coast Country Club is currently being developed and is scheduled to open in 2005. Planning approval has also been given for another 18-hole golf course less than a kilometre east of Silverwater Resort along Phillip Island Road.

Where can I store or berth my boat?
Newhaven Marina, situated close to Silverwater Resort is suitable for larger boats. Costs associated with this are your responsibility. Also, Brico is proposing to establish a commercial off-site boat storage.

Is there a licensed restaurant at the resort?
Yes. A cafe style restaurant will be located just off the resort Lobby.
